So another misconception is that all foreclosures are a steal... I see it all the time. low offer after low offer and the buyer wonders why they don™t get the house...

Most banks will have 2 appraisals done prior to listing the home and will set the price to sell. some banks go the opposite direction and will over price the home and I have no idea why...

What I do know is that when you see a really GOOD DEAL DO NOT come in with an offer below asking price... even if you have to make an offer for $1.00 offer go for it!
The buyer that submits an offer below asking price for a "HOT DEAL" is wasting their agents time.

The real estate  market on Maui is full of investors right now who have no emotional ties to the home and don™t care if they get it or not. So if you are a first time home buyer and this is "the" home for you, You need to come out strong with your first offer!

I get this question alot. “Joe,When will these foreclosures end?” My response.“I have no idea…” But what I can tell you is that the major banks that hold all of these foreclosures in their inventory have been unloading them more everyday.

I use to get a new assignment (listing) every other week and now its seems that I have been getting 1-2 a week.

This is the best time for a buyer who has been waiting to buy a home. The rates are low and so are the prices.
